Demolition of a 17,710-square-foot multi-tenant office building and a neighboring 21,500-square-foot retail plaza at 16955-17071 West Dixie Highway in North Miami Beach is now complete. The site clearing has made way for the next phase of development for Aura, a 533,835-square-foot, eight-story mixed-use development with 373 luxury rental units, 17,000 square feet of retail space, and 567 parking spaces.
Dallas-based Trinsic Residential Group and local real estate firm Macken Companies have partnered to develop Aura. Trinsic will own the residential portion of the project, and Macken Companies will retain the full retail portion.
Designed by Coral Gables-based Corwil Architects and taking cues from sustainable design, portions of the building are elevated above street level on a stilt-like framework, referencing the area’s maritime history and coastal environment. Residents will enjoy a rooftop pool, plenty of open space, and a third level amenity deck with sweeping views of Greynolds Park to the Intracoastal Waterway, Sunny Isles Beach and the Atlantic Ocean. The ground floor will feature a lush courtyard and the retail has been designed to integrate the surrounding community and improve the walkable streetscape.
Aura’s plans are in keeping with the City’s comprehensive master plan to revitalize the City’s Downtown area and its major corridors in order to achieve a more vibrant downtown and help its major corridors to thrive.
Situated at the gateway to North Miami Beach directly on the West Dixie Corridor at 16955-17071 West Dixie Highway, Aura is bordered by neighboring Aventura and nearby Sunny Isles. The project directly north of the historic Ancient Spanish Monastery and Arthur Snyder Tennis Court Complex, and in close proximity to the county’s 265-acre Greynolds Park. 5 Park offers easy access to Biscayne Boulevard, I-95 and all major arteries.
Headquartered in North Miami Beach for nearly 35 years, Macken Companies is also currently developing Koya Bay, a luxury waterfront townhome community on the Intracoastal Waterway in the Eastern Shores neighborhood of North Miami Beach. The firm has developed, constructed and sold luxury a wide variety of projects throughout the tri-county area and west coast of Florida, including single-family and luxury townhome communities, condominiums, mixed-use developments, shopping centers and more.
